New homes are not pest-free homes
Ontario Ranch is the largest master-planned community in Southern California – a little over 8,000 acres of what was dairy and farmland until the late 1990s, now building out toward 47,000 homes. Almost everything here is newer than 2010, and most people assume that means no pests. For the first few years it is usually the opposite, and there are good reasons why.
There is always construction next door
In a community this size, grading and building never stop. Every new phase that breaks ground pushes rodents, ground squirrels and ants out of that dirt and into the finished streets around it. If you have suddenly started seeing things you never saw before, and a new phase has opened up nearby, that is usually the whole explanation.
Argentine ants love new landscaping
Fresh sod, new irrigation and young plantings on ground that grew crops for a century. Ants colonise it almost immediately. New-build neighbourhoods generate ant calls faster than anything else I see, and the nest is always outside in that new landscaping rather than in the house.
The gaps builders leave behind
New does not mean sealed. The usual ones I find on tract homes out here are garage door seals that do not meet the slab, weep screeds sitting below grade against new soil, gaps where the A/C line set and utilities pass through the wall, and the space under a new side gate. None of it is a construction defect. It is just how houses go together, and it is how things get in.
Rodents left over from the farmland
This was agricultural and dairy ground for well over a century, and those rodent populations did not leave when the fields did. They moved into the greenbelts, the storm drains and the landscaping, which is where they still are.
Mosquitoes
New communities come with new retention basins, greenbelts and drainage. Most of that is not yours to manage, but your own yard is – standing water in plant saucers, a clogged gutter, an untreated pool, or a low spot that holds sprinkler runoff. That is what a yard service is for.

Final pricing depends on the size of the property, how bad the pressure is, and how easy the problem area is to reach. If it is going to cost more than the starting price, I will tell you before I start, not after.
How the first visit works
Call or text me and describe what you are seeing. I can usually quote on the spot and come out the same day or the next.
When I arrive I walk the perimeter first and look at the places new homes actually let things in, rather than going straight to where you saw them. Then I treat, and I tell you what I found and what to expect over the next few days.
For ants, expect activity to look briefly worse before it drops off – that is the treatment working back to the nest. For rodents I come back to check traps.

Common questions
Do you serve all of Ontario Ranch?
Yes – the whole community south of Riverside Drive between Euclid and Milliken, including New Haven, Beacon, Monument, West Haven, Canopy Creek, Waterford, Holiday, Waverly and Summerset.
My house is brand new. Why do I have ants already?
Because the nest is outside in your new landscaping, not inside your new house. Fresh sod and irrigation on old farm ground is close to ideal for Argentine ants, and being newly built makes no difference to them. Treating the trail you can see on the counter will not fix it; the colony outside has to be dealt with.
Is the treatment safe around kids and pets?
Yes, applied properly. I will tell you which areas to stay off and for how long, usually until it is dry. Tell me about any specific concerns before I start and I will adjust.
Do I have to sign a contract?
No. Monthly and quarterly plans are available because they are the cheapest way to stay ahead of ants, but you can cancel any time and one-time service is always available.
